Proyecto de Rehabilitación Patrimonial del edificio “Bolívar Piedra” en la ciudad de Loja, considerando los sistemas constructivos tradicionales y estrategias de diseño pasivo

Abstract

El presente trabajo de titulación se basa en el proyecto de rehabilitación del edificio Bolívar Piedra, ubicado en el centro histórico de la ciudad, catalogado como bien patrimonial dentro del inventario del INPC, considerando las estrategias de diseño pasivo y sistemas constructivos tradicionales de la zona. Se consideró como eje principal, el conocimiento de las normativas regionales y locales que rigen las intervenciones en este tipo de proyectos con el objetivo de conocer los limites en “el que hacer” y “que no hacer” en la rehabilitación de un bien patrimonial. Para realizar un mejor proyecto de rehabilitación que se integre con el contexto, se ha considerado la metodología de la Dra. Laura Gallardo denominado ‘’siete puntos de análisis en el proceso proyectual” considerando el análisis del “Genius Loci, movimiento, quietud, análisis sensorial, elementos construidos existentes, zonas verdes y etnografía” Al ser una intervención de rehabilitación en un bien patrimonial, se realizó un análisis histórico y constructivo del inmueble con la intención de mantener sus valores arquitectónicos en los nuevos usos que tendrá el edificio. Estos nuevos usos se seleccionaron con ayuda del análisis del sitio y las encuestas realizadas a los usuarios con el fin de buscar la mejor opción para el proyecto. Finalmente se desarrolló el proyecto arquitectónico y una simulación térmica, con la finalidad de valorar el correcto uso de las estrategias pasivas determinando si el confort térmico que se obtendrá luego de la rehabilitación es el adecuado para los usuarios. This thesis is based on the rehabilitation project of the Bolivar Piedra building, located in the historic center of the city and listed as a heritage building in the INPC inventory, considering the passive design strategies and traditional construction systems of the area. The main axis considered was the knowledge of the regional and local regulations that govern the interventions in this type of projects with the objective of knowing the limits in “what to do” and “what not to do” in the rehabilitation of a heritage property, considering the methodology of Dr. Laura Gallardo called “seven points of analysis in the design process” considering the analysis of the “Genius Loci, movement, stillness, sensory analysis, existing built elements, green areas and ethnography”. Being a rehabilitation intervention in a heritage property, a historical and constructive analysis of the building was carried out with the intention of maintaining its architectural values in the new uses that the building will have. These new uses were selected with the help of site analysis and user surveys in order to find the best option for the project. Finally, the architectural project and a thermal simulation were developed in order to evaluate the correct use of the passive strategies and determine if the thermal comfort that will be obtained after the renovation is adequate for the users.
