Reutilización y nuevo uso para la antigua Casa Comunal del Barrio Las Pitas I

Abstract

El objetivo de la presente investigación es desarrollar una propuesta de reutilización de la antigua casa comunal del barrio Las Pitas I,la finalidad de la misma es recuperar el equipamiento y el espacio público para suplir las demandas de los moradores del barrio. El equipamiento comunal en la actualidad se encuentran en total abandono y subutilizado, por lo tanto el barrio sufre con la carencia de este espacio público que es de gran importancia para el desenvolvimiento de su comunidad; esta edificación fue adaptada para su funcionalidad la misma que no está siendo ocupada para los fines pertinentes. En el trabajo de investigación, se emplea la metodología científica, para consolidar una serie de conceptos, principios y leyes que le permiten encauzar de un modo eficiente en el proceso de investigación; a su vez aplicar el método RehabiMed planteado por Consorcio RehabiMed (2008), donde se determinó las 6 fases de la metodología para el desarrollo de casos de estudio, diagnóstico, análisis del sitio y su contexto inmediato , estudios pluridisciplinares que con llevan a la relación del contexto y de su papel con la ciudad, estrategias y toma de decisiones para la elaboración de la propuesta de rediseño y nuevo uso. Al mismo tiempo se procederá a realizar una metodología participativa con los moradores del barrio de modo que esto nos ayude a la elaboración del programa arquitectónico. Los resultados obtenidos en el análisis de sitio y su contexto inmediato, revelan el abandono de la edificación por lo tanto se evidencia falta de infraestructura, finalmente se toma en cuenta la raíz del problema, para ello la reutilización de la edificación y nuevo uso, se elaboró un plan de diseño urbano arquitectónico para la activación y optimización del equipamiento comunal y su contexto. The objective of this study is to carry out a reuse and new use for the old Communal House of the Las Pitas I neighborhood, in order to solve the main problem of the public space (Communal House), with respect to an existing building that is in a poor state. of abandonment, therefore the neighborhood lacks a public space for the development of its community; in addition to the fact that this building was adapted for its functionality, which is not in accordance with the demand it currently presents, therefore it has been underutilized. In the research work, the scientific methodology is used to consolidate a series of concepts, principles and laws that allow it to efficiently channel the research process; in turn, apply the RehabiMed method proposed by the RehabiMed Consortium (2008), where the 6 phases of the methodology were determined for the development of case studies, diagnosis, analysis of the site and its immediate context, multidisciplinary studies that lead to the relationship of the context and its role with the city, strategies and decision making for the elaboration of the redesign and new use proposal. At the same time, a participatory methodology will be carried out with the residents of the neighborhood so that this helps us to prepare the architectural program. The results obtained in the analysis of the site and its immediate context, reveal the abandonment of the building, therefore there is evidence of a lack of infrastructure, finally the root of the problem is taken into account, for this the reuse of the building and new use, developed an architectural urban design plan for the activation and optimization of communal equipment and its context.
