Abstract: La vivienda y su problemática continúan siendo muy importantes, es un tema vigente y que genera debate en muchos países, especialmente en América Latina. La vivienda ha sido abordada desde diferentes perspectivas: como un instrumento de reivindicación política, desde una postura social, como un instrumento económico, como un objeto de diseño, entre otros. Es así que bajo el paraguas de la sustentabilidad este trabajo da respuesta a la problemática de la vivienda, primeramente presentando los datos del déficit de vivienda en Ecuador, en el contexto de América y la creciente ocupación de territorios urbanos (capítulo 1). Se citan los programas de vivienda promovidos por el Estado, desde los años setenta (donde surge la tendencia por dar respuesta a esta problemática) hasta la actualidad, enmarcados en el crecimiento urbano de Loja, del cual se presenta gráficamente su evolución. El fundamento teórico de este trabajo se encuentra dividido en cuatro partes en el tercer capítulo. Se ha considerado necesaria la aclaración terminológica entre sustentable y sostenible, para luego establecer las relaciones de este concepto con la ciudad y la arquitectura. Uno de los autores contemporáneos y uno de los más citados es Luis De Garrido, al cual se dedica un apartado titulado “Los cinco pilares de la arquitectura sostenible” (a la manera de “Los cinco pilares de la arquitectura moderna” de Le Corbusier) que son indicadores que deben regular el grado de sostenibilidad de un edificio. Housing and its problems continue to be very important, it is a current issue that generates debate in many countries, especially in Latin America. Housing has been approached from different perspectives: as an instrument of political vindication, from a social position, as an economic instrument, as an object of design, among others. Thus, under the umbrella of sustainability, this work responds to the housing problem, first presenting data on the housing deficit in Ecuador, in the context of the Americas and the increasing occupation of urban areas (Chapter 1). The housing programs promoted by the State, from the seventies (where the tendency to respond to this problem arise) to the present day, are framed in the urban growth of Loja, which graphically presents its evolution. The theoretical basis of this work is divided into four parts in the third chapter. It has been considered necessary to clarify terminology between sustainable and supportable, and then establish the relations of this concept with the city and architecture. One of the contemporary authors and one of the most cited is Luis De Garrido, who dedicates a section entitled "The Five Pillars of Sustainable Architecture" (in the manner of "The Five Pillars of Modern Architecture" by Le Corbusier) which are indicators that should regulate the degree of sustainability of a building.
